what to do with multistory residential building

Hello,

First time posting a question but i have followed this site for a long time.

Im am a young architect starting a design for a 6 story residential building. The site is located in the central part of Istanbul. I would want the building to be as energy efficiant as possible but certain things are constrictive of this. Space, cost and ownership of installed items. The apartments are going to be rented out or have diferent owners so any thing outside of the units will have to be cost efective and sturdy With as little maintenece as possible.

things that i have been looking into so far are

1. Rain harvesting to use for w.c. usage

2. south facing solar heat collectors to suplement individual boilers inside the apartments.

3. radient floor heating

4. non mechanical air extraction suplemented with heat from solar collectors.

5. Passive dehumidification suplemented again with solar collectors.

6. High insulation values.

My biggest issue currently is cooling. Using the main water suply in the radiant floor to cool sun spots or slightly ofset the temperature seems interesting but it would have to be fool proof if it is viable at all. fresh air seems a bit problematic because i have to pipe it down 25m and the ceilings are not quite suitable to distribute to every room.

What else should i look into?

Hi Romulus,

Can you tell us a bit more about the climate in Istanbul? Much of Turkey is elevated and mountainous, but I think Istanbul is probably at a much lower elevation than the inland areas. So are the winters cold, and are the summers dry or wet?

I'm guessing typical in that area is cast concrete and Ytong autoclaved concrete.

Hi, sorry for the late reply. GBT doesent seem to want to work on my desktop. So im writing from my mobile.

Here are some graphs for İstanbul And a rough layout of one of the floors

The yellow part is the residential part and is roughly 150 m2. Downward is south west so there is more sun light then is needed. There is a mechanical room right bellow the bathrooms that i hope to put all the shafts for the exhaust and displacemant ventilation. Though window ventilation seem adequite i think in the winter times it wont be enough.
