Single family home built in 1948 needs heating and ac. House is 987sf. Living room is open to the kitchen and kitchen is open to the dining room. These three rooms combined are just 454sf. What size btu would you recommend for the living room that can effectively heat and cool these three adjoining rooms? Also would like to add another for a 140sf master bedroom and two 116sf bedrooms. My guess would be a 12,000 btu in the living room, and 6000 btu units for each of the three bedrooms? I’d rather do the install myself as retirement money is about out. Plan is to sell house sometime next year. Currently the house has no heat other than a wood stove. The oil furnace broke and hasn’t been used in over 15 years and it’s chimney collapsed after years of water intrusion. Not sure if utilizing the existing ductwork would be a cheaper option for the mini split install? My plan is to purchase a system from Lowe’s where I get a 10% discount. What brands would be a good choice on a tight budget that are maybe good but not great?

It is hard to size without knowing how much insulation you have and your location. 1948 is near where many homes don't have any insulation. Wish I lived near you to come help you install it.

Thank you for the offer! I’d take you up on that! The house is insulated as I’ve replaced a lot of drywall and it’s there.
