We have been living in the basement suite of our unfinished house since January.  The house has 4" type II EPS on the exterior and no cavity insulation yet. One small section of the house has not got foam on it because the weather was so terrible that the carpenter decided to take the rest of the winter off. This section of the sheathing is now completely covered in mold. Other areas have some mold too - corners, right below windows, where screws missed the framing. A very good example of how cold sheathing will become wet and cold in the winter. Although we have been running our dehumidifier in the basement most of the time I am assuming that the moisture we have been creating has contributed to the condensation upstairs.
So, we hope that once we get the cellulose and vapor retarder on the walls (and heat the whole house next winter) and install our HRV there will be no further mold growth! Any thoughts? Thinking about grinding off the screws and possibly beefing up the corner insulation (exterior) when the siding is installed this spring.

In terms of moisture condensation and mold, you would be better off not heating the house and leaving some windows partially open.
