Estimating Costs

I need some assistance estimating my first ICF house. It will be a single story with a full basement, gables will be stick framed. Running length of basement walls will be 166 feet, 10 feet tall, 8 inches thick. 1st floor running length will be 244 feet (including garage), 9 feet tall, 6 inches thick. Cost of block will be $12k. Concrete cost will run $7k. Steel needed will be 8,000 feet at 20 cents per foot, for a total of $1,600. There will be 22 windows averaging 24 x 36 and 3 standard 36 inch doors, one 6 foot sliding door, two 7 foot garage doors (will use treated lumber for bucks).
Is there a "rule of thumb" in estimating an ICF project? If block, concrete and steel total "x", is it safe to assume an additional 10% for bracing, lentils, foam, joist hangers, etc...?
I am looking only at cost of materials at this point, trying to establish a cost comparison between ICF and traditional. Any input would be greatly appreciated.
I am located in Lawrence, KS; 40 miles west of KC.

Dug. Can you really buy rebar for $0.20 a foot? Grade 60 runs $0.50 a pound down here. What is the cost of labor in your area? We pay our carpenters $20.00 / hr. How many corners? How many bay windows? How many windows and doors are within 18" of each other or a corner? All these effect the cost. Regards, Joe |

Your also going to have pump costs, figure between $800.00 to $1200.00 times two, check what your local guy charges. That also means a pump mix, I'm paying here in PA $100.00 a yard, could change that 7k to 8500.00. Those window openings, wood or V-Buck? Floor connectors can also add a couple hundred to your project.

Re bar cost seems way off. We are a wholesale account and we pay more than that per foot? Also you will need water or damp proofing. Here in MI we pay around 70.00 per yd. of concrete, and the going rate for 8" walls is 9.50 per sq. ft. and 9.00 for 6" walls. There are to many variables to know your cost their, so my best suggestion would be to find a qualified dist. their and get help with cost including alignment rental, window buck material, and accessory costs, along with any other variables conducive to your project.
