I am designing a home to be built in Grant, AL (near Huntsville, AL). Program calls for a storey and half home over a partial basement (no basement under garage). The walkout basement will be about 38' x 35' with approximately 12' tall walls (as measured above footer). Plans will call for all walls to be be flat wall construction as opposed to waffle grid and to contain 4000 PSI concrete. All walls will have one grid of Grade 60 No. 5 rebar 24" on center. The two side walls will be 10" of concrete plus foam and be backfilled partially. The 38' long by 11'-8" tall wall between the garage and main floor will be 12" thick plus foam and have one 4' long by 9'-6" tall shear wall in the middle of the span and to be backfilled 11'-8". The back wall will be built with 2 x 6's (walkout basement with a lot of glass on back wall).

I would appreciate any and all comments that are directed toward the specs and ICF construction. I would also appreciate hearing from any ICF installers that are willing to bid on this project in Grant, AL.
