Hello everyone,
First time poster here.  My wife and I are getting a crash course in home building after losing our home to flooding.  I love the idea of an ICF home and we are going forward with the planning and building of one.  I've read all the info that says they cost 4 - 10 % more and was O.K. with that.  I recently saw a posting by Boontucky Girl that intrigued and scared me.  She said that what she found was that to get to the dry in state it cost 40% more.  I was hoping someone could clarify.  Is this true?  What happens after dry in that a stick built catches up to ICF?  I don't want to post generic questions that get "check the archives" as a response, but if anyone is building or has recently built passive solar ICF in Wisconsin I would love any info I can get.

Thanks,
Crawfish

Again...4-10% more than what?

Broad range statements like that have no evidence to back them up, it varies from region to region and from material type to material type and time of year and how busy is the framer you are talking to compared with the ICF contractor, way too many factors to put a blanket amount on cost increases. Can you believe in '04 I was 30% less than a stick frame house? With that being said...

Start off with a plan, have it 'sketched' by an architect, send it out to a few G.C.'s and have them suggest and price options on the house as you want it built.
