I received a quote from a ICF builder.
Can you please tell me how does these numbers look.

State - NJ.
Total Sqft - 4900 sqft (including basement)
Garage - 912 sqft ( to be built with ICF )
Flooring to be done with concrete using insul deck for 1st and 2nd floor and total sq.ft for the insul deck flooring is approx. 3200 sqft.

The price quoted for the ICF work, including footing, basement slab, below grade waterproofing, first floor walls and floor, second floor walls and floor is ....

Home ( excluding garage ):
ICF Walls:                          $ 58,000.00
Insul Deck Flooring:  1st:      $  30,000.00
                            2nd:      $ 23,500.00
Footing and slab:                $ 17,000.00
Waterproofing:                    $  4,000.00

Garage:
Including ICF walls, the footing and garage slab is: $ 14,700.00

Do you have building plans available? This would realy help. Any pricing based on square footage of wall surface for a project like this will simply not work.

And what are the heights of the ceilings?

I dont have the foundation drawings. The basement footage is exactly same as the first floor.
The ceilings are all 10' for basement, 1st flr and 2nd flr.

Also one thing to keep in mind.
I was asking for a clear span for all the floors without any supporting columns.
They said that it would not be possible to have a clear span unless columns or horizontal beams are provided.
Our structural engineer is working on the drawings to make this accomplish.

Ok, last question, what is the height of the backfill for the foundation walls?
If the foundation wall is 10' high, how high you will backfill the mud against the outside foundation walls: 4, 5, 6, 7, 8 ... feet.
For what concerns the unsupported span, everything is possible, ... at a certain price.
What you are looking for is usally not done for residential construction, but again ... it is possible.

Sorry, should have attached the elevations drawings in the first place.
The basement is 3' above ground.

The reason for clear span is to have a one big room for the basement without any obstructions. And I don't like the idea of having columns in the living area as it simply takes space and makes the usable area smaller.
I have seen in this forum that some of the concrete roofing can do a 70' spans.

you are absolutely correct...
clear spans of 70' or more are possible with concrete beams...
but, are you prepared to pay for and accommodate highway bridge type pre-stressed beams in your house... ie 3' to 4' high...
delivered by big, expensive trucks and set by big, expensive cranes...
like on the nj turn pike?
