Looking to do owner-builder and build a 3 story ICF home on piles. 2500-3000sq ft ac living space. In preliminary stages of drawing a basic plan to give to an engineer and getting estimates. Trying to get rough estimates for driving piles, icf floor (amdeck,quadeck or eq) cost per sq ft, icf cost material/labor per sq ft of wall, etc. I understand every corner, etc, adds to cost, just looking for some ballpark numbers assuming I build a simple 3 story square box with some outside decks and a steel roof.
1st floor would be garages with some type of blowout/breakaway walls. The ICF would start with the 2nd floor and the 2nd floor floor, walls and ceiling would be ICF. Then do I make the 3rd floor walls and ceiling ICF or go SIP?
Then trying to decide for the exterior decks if I should go ahead and make those concrete as well (but I assume not insulated) or just go wood (but still starting on concrete piles?).
Other homes in the area are on piles with a 2nd floor concrete slab floor, 2nd flr block walls. but then everything else including 3rd floor is wood.
