Hi All, I'm planning to begin construction on a new home build soon. The home has already been designed, but it was not done so with ICF in mind for the exterior walls. The question I have lies in the fact that the second floor of the home has an overhang, and it protrudes past the envelope of the main floor. For this reason, my architect has suggested to go ICF only to the top of the main floor. A builder I spoke to who does work with ICF asked me "Why not go ICF to the roof?" He proceeded to provide a quote, but because I have not been in any lengthy discussions with him (not sure I want to use them yet), I did not ask them how the plan on dealing with the overhang. I assume they would engineer around it. My question is, what do you all think about ICF to the roof on a home where the second floor hangs over the main floor? Would there be any concern about all that weight at the envelope of the second floor where it is not resting on top of the main floor? Is this something that can be easily accounted for? Or do you agree with my architect and feel I should go with ICF to the top of the main floor only? I've attached an image showing the exterior walls. The black lines are the main floor. The red lines are the second floor. Thanks in advance and hope to share more with the community as we progress! Jigga

Ok, very weird how the forum is not formatting all my paragraphs and putting everything into 1 paragraph. Hard to read but I hope you guys get it.
Also, attachments dont work.

I cannot imagine having an ICF wall cantilevered/overhanging the first floor wall system!
I am just a dude on the internet...I am sure an expert will chime in.

I've always been a fan of 4" icf above grade. No real reason to use 6". I think if you do a weight analysis with windows taken out your probably not that much heavier using 4" icf's for the cantilever.

You will have no proplems in doing the entire build with icf. Email me a print to

so I can see what you are wanting to do. It will take an engineer that understands this type of construction to help with your project.
