Ok I understand that every one is going to defend their product but it is time to get real! If you use the argument that the ICF structure is going to do better than a wood structure in a act of nature you are correct. To say that in all of the cases out there that have been documented after the storm, that the tornado jumped around the ICF structure is rediculous, yes in some instance that could be the case. If you think that wood is better than concrete prove it get your check book out and pay for a study by a third party test facility using the exact same perameters for both structures, other wise use the gift you where given and let common sense take over. This has always been the dumbest argument I have ever heard, for those of you out there who live in a high wind area that has been hit many times you know what I am saying for those of you who do not live in that area take your chance that it can never happen to you.

Chris as for the issue of falling short on the roofs that is a great comment ICF builders do often fall short in this area but then wood does also, we have been researching options on this subject and have decided to try something on a model home this year we will be putting a insulated concrete flat roof on first and attaching framing to brackets on that roof we do not intend to insulate above that but to use the space as cold storage by using attic trusses. Being the first time with this method I doubt we will be very efficient at it but if I like the results we will refine the process to make it work.

AlaskaBuilder - thanks for the Radiant Link, I appreciate the direction.

FlaICF - I didn't mean to sound critical, but on my house I'm pretty close to my budget as planned... If I add expense in one place, I need to take it away in another. It's that juggling act that's got me frustrated. =-)

I talked to some ICF guys and they say estimate concrete at $70 a yard. I talk to the ReadyMix company and they quote me $92. I talk to a cement contracter and get $85. That at least gives me a place to start to estimate and compare.

B95----Welcome to the world of contracting/building. Frustration is one of the main words in the builders dictionary. Do your due diligence. Go with proven suppliers and subs. Good luck on your project!
