Two story 665 sq ft tiny house in Ybor City (Tampa FL ) starting this week constructed with all Permatherm SIPs - floor, walls and roof. Architect/owner David Bailey Will be built on helical piers and steel angle ................ I will Post progress photos, the one story house next door was featured in the book by Sheri Koones- Prefabulous Small Houses

Helical pier foundation will be covered with 3 - 6" x 32'-4" Galvalume floor panels ..........

Thank you very much for putting this build up. This is exactly how I would like to build a residence: helical pier foundation and steel SIPs to form the envelope, including the roof and floors. I expect I can learn a lot from this.

One construction detail I'm very curious about is the connection of walls to floor, i.e., will the walls rest in a c-channel mounted on top of the floor panels, or will the floor panels be supported inside the walls resting in c-channels mounted to the foundation?

Please post lots of photos!

The floor SIP is capped around perimeter with a 6" x 2-1/2" x 12 ga cap this gives the edge some rigidity, the wall base is then screwed to that



the 6 x 6 heavy steel angle is only perpendicular to the panels and does not run along the 32'-4" log edges of the floor panels

So, to clarify, no heavy edge girders are needed to support these 6" panels for, judging by the photo, 8 feet between the angle iron cross members, under the walls of the house?

That's very cool. (although that 12ga cap must be plenty strong)

that is correct and they are about 8ft apart, the one story tiny home to the left was built in 2015 and has just an 18 ga edge cover, but the engineer wanted 12 ga on the new build because of the additional 2nd story load

This is just a great example defines to build a better structure with the support to cover up edges and design better platform.

Did this type of helical pile foundation require any special variance from the building code or local code?

I've seen it used in agricultural and commercial buildings, but it seems ideal for supporting a house assembled, walls, roof and floor, from steel sips.

I wonder why I have not seen it used in residential construction. That is, not until I saw it in the build of the first tiny house next door.

I've read that it is far less expensive than a cement foundation, and very adaptable.

jojohouse
the helical pile foundation was the owner / architects choice and did not require any special approvals,
they were mostly chosen for speed as cost was about the same as a footer and pier foundation, but was able to accomplish the foundation in one day
as a side note this is being built right across from the new Tampa Bay Ray's stadium site and if for some reason the property is needed for expansion, the houses could easily be cut free from the foundation and relocated
