SIPs - What should I know?

We're looking to build a new home, and have been talking to builders. One of the builders is doing a standard build - Brick veneer on a timber frame, can't guarantee air tightness. But overall they seem reasonably high quality. The other builder uses SIPS panels and can (for extra money) get PassiveHaus certification. Obviously, we're quite keen on the latter, pending budget. While we're working that out, I wanted to find out if there any gotchas for SIP panels, or things that would make me stretch my budget to go for the SIPs build. These are my current assumptions, correct me if any are wrong 1. SIPS will result in a better air tightness by default 2. SIPS will result in equivalent, better insulation, than a well insulated brick veneer construction. 3. For SIPS, its difficult to expand on (changing electrical, plumbing, add-on rooms), so its important to get it right straight off. Also heard some things I'm not sure of 1. There can be issues with roof failures in cold climates (?)_ if the builder doesn't take care of the details correctly. Is this something to worry about in a relatively temperate climate? 2. What materials are typically used for cladding, and internal walls? 3. Is there any difficult wall mounting things? Internally or externally?

The answers to your questions may depend upon the type of SIP you plan to use. For example: OSB with Expanded Polystyrene (EPS) cores? Or, metal skins with polyurethane (PUR) cores? Etc. They're using OSB with EPS cores (Neopor). Another question I had was around sound - Apparently sound insulation is poor with SIPS?

rp ho,
SIPs are excellent for mitigating high frequency STC , but not so good for low frequency
for this reason it's good to fur-out the wall (airspace) and then apply drywall

Sound is passively reduced by the energy being absorbed by mass. Anything that adds mass. I don't see how adding air space will do anything in the research I have done.
